Rosso Commercial Real Estate Services Facilitates $3.7M Sale of Annapolis Medical-Office Building

Rosso Commercial Real Estate Services announced the sale of the 'West Court' medical and professional office building, a 30,731-square-foot property located at 2448 Holly Avenue in Annapolis' Town Centre district, for $3.7 million. The building, which offers immediate access to major routes including Route 2, Route 50, and I-97, was sold on July 22, 2025, to a qualified 1031 exchange buyer, marking a significant transaction in the Annapolis real estate market.

Ryan Brassel and John Rosso of RossoCRE, who had represented the property as leasing agents for the past eight years, spearheaded the sale. The decision to sell came as the property loan approached maturity, prompting a targeted marketing campaign that culminated in the successful transaction. 'This transaction reflects the continued demand for well-located, adaptable office buildings in Annapolis,' said Ryan Brassel, highlighting the property's appeal to both investors and owner-users.

The 'West Court' building, approximately 50% leased at the time of sale, presents an opportunity for large-format medical or office users with up to 15,000 square feet available for immediate occupancy. Its strategic location, flexible zoning, and ample parking ratio contributed to its attractiveness. The sale not only underscores the vitality of the Annapolis commercial real estate market but also boosts RossoCRE's 2025 sales volume beyond $30 million, complementing the firm's leasing activity which has already exceeded $45 million year-to-date.

RossoCRE represented the seller in the transaction, with Dom Digiovannantonio and Rob Freedman of JLL acting on behalf of the buyer. The property's proximity to Annapolis Towne Centre and the regional hospital, along with its visibility and accessibility, were key factors in its marketability, offering a prime example of the opportunities available in Anne Arundel County's commercial real estate sector.
