Hanover Company has announced the groundbreaking of a new industrial complex in the Baltimore-Washington corridor, marking a significant development in the region's industrial warehouse landscape. The project, located at 765 & 775 Crain Highway North, Gambrills, features two Class A industrial buildings designed to meet the growing demand for modern warehouse space in the underserved Washington D.C. submarket.
The development boasts exceptional logistical advantages, including proximity to the D.C. metropolitan area via Maryland Route 3 South, and short drive times to Interstate 95, the Port of Baltimore, BWI Airport, and the Baltimore metropolitan area via Interstate 97. Dan Gordon, Regional Development Partner at Hanover, highlighted the strategic importance of the location, emphasizing its connectivity and access to key transportation hubs.
Building 1 of the complex will offer 170,474 square feet with a 36-foot clear height, 119 parking spaces, 9 trailer parking stalls, 39 dock doors, and 2 drive-in doors. Building 2 will provide 216,989 square feet with similar clear heights, 178 parking spaces, 8 trailer parking stalls, 56 dock doors, and 2 drive-in doors. These facilities are designed to cater to the needs of modern logistics and warehouse operations.
John Kamerman, VP of CRE Finance at Comerica Bank, expressed enthusiasm about the partnership with Hanover, underscoring the bank's commitment to fostering growth and innovation in the communities it serves. The project's design is led by MGMA, with Doyle Construction serving as the General Contractor and Cushman & Wakefield acting as the exclusive marketing agent.
David Hudson, President of Hanover’s Industrial Platform, praised the regional team's performance in navigating complex market conditions and hinted at more industrial projects to be announced in 2025. This development not only addresses the current undersupply of warehouse space but also contributes to the economic growth and infrastructure development of the Baltimore-Washington corridor.
