A joint venture between Stella Marinas and Drake Real Estate Partners has completed the acquisition of South River Marina and Turkey Point Marina & Yacht Club, two adjacent properties on the South River in Edgewater, Maryland. The strategic location places the combined facility just 30 minutes from both Washington, D.C. and Baltimore, and only five miles from Annapolis, situated in a protected cove with direct access to the Chesapeake Bay.
The newly merged marina now ranks among the largest on the Chesapeake Bay with over 500 wet slips and dry racks. Boaters will benefit from comprehensive services including lift slip and dry rack storage for powerboats up to 40 feet, experienced marine technicians, fuel services, dry winter storage, and waterfront dining. This consolidation creates a full-service destination where boaters can dock, dine, refuel, and relax in one convenient location.
Stella Marinas has announced two significant partnerships to enhance the marina experience. Five Star Hospitality will operate the High Tide Grill, offering casual waterfront fare, while Rudy Marine will serve as an on-site dealer for Jeanneau outboard-powered cruisers and Bentley pontoon boats. These partnerships align with Stella Marinas' strategy of creating value through operational excellence and property enhancements while preserving each location's unique character.
Ryan Comisky, Owner of Stella Marinas, emphasized the strategic vision behind the acquisition, stating that the combination of current offerings, planned upgrades, and prime location makes the facility an ideal home port for boaters seeking convenience and an enjoyable boating lifestyle. David Cotterman, Co-Founder & Chief Investment Officer of Drake Real Estate Partners, noted that these investments represent an opportunity to enhance the Edgewater boating community while advancing Drake's value-add strategy in high-quality real estate.
The acquisition demonstrates the growing investment in waterfront properties and marine infrastructure throughout the Chesapeake Bay region. By creating one of the largest marina facilities with comprehensive services and strategic partnerships, this development positions the South River location as a premier boating destination that could influence marina standards and customer expectations throughout the industry.
