The project began in spring 2024 when Berger connected with Bailey Herman, a college student and aspiring writer who was dating his son at the time. Over the course of a year, Berger and Herman conducted recorded interviews that Herman transcribed and shaped into chapters written in Berger's voice. The collaboration continued through Herman's graduation the following May, resulting in a completed manuscript. The process nearly encountered a significant setback when an AI-assisted editor produced what Berger described as "good formatting, bad writing." His wife Elyse, an attorney with editorial experience, ultimately served as the book's editor, merging Herman's original drafts with salvageable elements to create the final version.
The stories in Adventures of a Real Estate Broker range from comic to profoundly human. One chapter details Berger's assistance to a 94-year-old man who had been evicted from his apartment and living in a hotel for three years. Berger represented the man in court, helped secure senior housing, and continues to deliver groceries to his new residence. Another chapter, which Berger summarizes as involving "skulls, pornography, and guns," illustrates the unpredictable situations brokers encounter when entering clients' homes. These narratives reinforce Berger's perspective that real estate involves more than property transactions, placing brokers at the center of significant life moments where clients sometimes need services extending beyond traditional brokerage.
