Founded in 1946 by Dudley Greenhut, the company now operates under third-generation president Ryan Greenhut, with a portfolio that includes healthcare, education, aviation, industrial, and office sectors, as well as community development projects.
The construction industry is notoriously cyclical and capital-intensive, with many firms failing to survive even a decade. Greenhut Construction has weathered multiple recessions, hurricanes, the 2010 oil spill, and the COVID-19 pandemic, conditions that forced many competitors to close or significantly contract. Ryan Greenhut attributes the company's longevity to adaptability and humility. “Our ability to adapt – and our team’s ability to adapt to any kind of new type of construction – is what has carried us through,” he said, noting that the company can shift between healthcare and aerospace markets as needed.
Eighty percent of the company's work comes from repeat clients, a testament to its reputation for quality and reliability. The company's early reputation was built on government and military contracts across the Southeast, including work at Naval Air Station Pensacola, Eglin Air Force Base, and Hurlburt Field, as well as high-profile projects like the NASA Saturn V test stand at Redstone Arsenal and the House and Senate buildings at Florida's State Capitol. Founder Dudley Greenhut often operated on handshake deals, with contracts as simple as a single page.
Under Bill Greenhut, who joined in 1971 and later led the company, Greenhut shifted from low-bid contracting to a construction management model focused on relationships, planning, and quality. “We decided there was a better way,” Bill Greenhut has said. “We wanted to focus on quality, relationships and honesty rather than simply being the lowest number.” Ryan Greenhut has continued this approach, expanding sector range while maintaining a local market focus. The company operates almost exclusively within Escambia and Santa Rosa counties, a deliberate strategy that Ryan says sharpens its competitive position.
Looking ahead, Greenhut Construction has a pipeline of projects including performing arts theaters at two area high schools, the Gulf Winds Credit Union headquarters, and UWF Building 129, along with ongoing healthcare and education projects and new opportunities tied to the Port of Pensacola and manufacturing activity.
