Kelli Hull, a native Texan and veteran, has opened Monkee's of Fair Oaks Ranch, a women's boutique in the Lemon Creek Ranch development near Fair Oaks Ranch and Boerne, Texas. The store aims to fill a gap in the local market for contemporary designer clothing, which previously required a 45-minute drive to San Antonio. Hull, who spent nearly 20 years in Washington, D.C., in government contracting, identified the need after moving back to Texas.

"It was really apparent to me that we had a fairly substantive gap in the market," Hull said. "If you wanted to wear contemporary designers, there was nowhere to get it in this area. I kept hearing from other women that they had the same frustrations."

Monkee's is a North Carolina-based franchise of locally owned women's boutiques known for carrying major contemporary brands in small, neighborhood storefronts. Hull discovered the concept eight years ago in Raleigh, North Carolina, and was impressed by the ability of a small boutique to stock well-known labels. The key, she learned, is collective buying power. "Because we're a franchise, the buying power the franchisees have together is significant," Hull said. "Someone like me - my store wasn't even open yet - could walk into a major showroom in New York and buy for the season ahead."

Monkee's of Fair Oaks Ranch is store #8 in Texas and roughly #67 nationwide, placing Hull early in a growing national brand. At over 1,200 square feet, the boutique offers a curated selection of contemporary designers across a range of price points, allowing customers to shop from day to night without leaving the Hill Country. The store is veteran-owned and operated, and plans to support the military community in the San Antonio area, with more details to come.

Hull emphasizes a personalized shopping experience. "A lot of women just need someone to say, 'You're beautiful, that looks good on you - but I think we can do even better,'" she said. "When you look good, you feel good, and that projects out. It's my solemn vow that I'll never let anyone leave Monkee's of Fair Oaks Ranch in something that doesn't look phenomenal on them."

The opening of Monkee's of Fair Oaks Ranch has implications for local consumers, reducing travel time for shopping and providing access to contemporary fashion in a community that previously lacked such options. For the industry, it demonstrates the viability of franchise models in filling niche market gaps, particularly in underserved suburban areas. The store also highlights the role of veteran entrepreneurs in local economies.

Customers can visit the boutique at the Lemon Creek Ranch development or follow updates on Instagram at @monkeesoffairoaks, with additional information on the store's website at monkeesoffairoaks.com. Online shopping is planned to launch in 2027.
