DAUM and Uncommon Developers Secure Full Entitlement and Pre-Leasing for 1 Million+ Square-Foot Industrial Facility in Apple Valley

DAUM Commercial Real Estate Services has announced the full entitlement and pre-leasing of the Apple Valley AV One Million Distribution Center in Apple Valley, California. This state-of-the-art industrial facility represents the first phase of a 550-acre master-planned project developed by Los Angeles-based real estate group Uncommon Developers. The completion of the entitlement process allows groundbreaking and vertical construction to proceed rapidly to meet desired occupancy dates.

According to Rick John, SIOR, Executive Vice President and Branch Manager at DAUM’s Inland Empire Office, the facility's features and location make it ideal for large-scale distribution, manufacturing, and logistics operations. The property offers an expansive footprint, modern infrastructure, and excellent connectivity to major transportation routes, providing businesses with opportunities to optimize their supply chains in a region where such opportunities are increasingly rare. John and Dan Foye, Executive Vice President and Principal at DAUM’s Inland Empire Office, represent Uncommon in leasing the property.

The High Desert North Inland Empire region is attracting significant industrial development due to its business-friendly environment, growing skilled labor pool, and proximity to key logistics hubs. Foye emphasized that the area offers more affordable land and lease rates compared to Los Angeles and other Inland Empire markets, along with reduced congestion, which drives cost savings and efficiencies for developers, owners, and occupiers. The facility is within 100 miles or under a two-hour drive to the Ports of Los Angeles and Long Beach, enhancing its strategic value.

The development provides direct access to Interstate 15, State Route 18, and US Route 395, and is near Southern California Logistics Airport (SCLA), a major cargo hub with air freight capabilities. It is also close to the upcoming Barstow International Gateway (BIG), an approximately 4,500-acre integrated rail facility on the west side of Barstow. This positioning facilitates highly efficient regional and national distribution capabilities, supporting the growth and economic development of the High Desert region.

The Apple Valley One Million Distribution Center will feature a total building area of 1,080,078 square feet with a 40-foot minimum building height, 219 dock-high doors, four ground-level doors, EV charging stations for cars and trucks, and 8,000 amps of power expandable to 16,000 amps. It includes office and mezzanine space situated on a 72-acre site with ample car and trailer parking. For more details, visit https://www.daumcommercial.com. This project underscores the ongoing expansion of industrial infrastructure in Southern California, addressing the growing demand for advanced logistics and distribution solutions in a key economic corridor.
