Twenty-one households in Gwinnett County, Georgia, have become homeowners following the completed sellout of FORKVIEW, a new residential development created through the Welcome Home Program. The project was a collaboration between Gwinnett Housing Corporation as developer, Richport Properties as builder, and Sovereign Realty & Management as listing brokerage. All 21 homes have closed, according to the announcement.
The milestone comes as elevated interest rates and record-high home prices continue to sideline many working families across Metro Atlanta. Rather than a standard market-rate development, the Welcome Home program was structured to provide a viable path to ownership for families priced out of the market. For some purchasers, the closing represented the milestone of becoming a first-time homeowner.
Gwinnett Housing Corporation, a 501(c)(3) organization established in 1997, led the development with a commitment to expanding housing and homeownership opportunities in the county. The organization’s work can be explored at www.gwinnetthousing.org. Richport Properties, founded by third-generation builder and Georgia Tech educator Rick Porter, constructed high-efficiency, multi-bedroom homes designed for long-term durability. More information is available at www.richport.com. Sovereign Realty & Management served as the listing brokerage, marketing the development and guiding buyers and their REALTORS® through the purchasing process to closing.
“Every closing at FORKVIEW represented a family achieving an important personal and financial milestone,” said Karen Hatcher, CEO and Qualifying Broker of Sovereign Realty & Management. “Navigating homebuyer programs can be daunting, but by partnering closely with the community, buyers and their REALTORS®, we turned aspiring buyers into homeowners. That foundation for attainable homeownership and long-term equity is what we are most proud to celebrate.”
The impact is quantifiable: 21 new homeowners, a 100% community sellout, and affordability achieved for workforce buyers navigating Metro Atlanta’s tight housing inventory. The cross-sector model integrated non-profit development, private construction, and minority-led brokerage sales.
For readers and industry observers, FORKVIEW offers a blueprint for collaborative homeownership development. Navigating public programs and first-time buyer financing requires specialized transaction management, and Sovereign Realty & Management led sales operations, connecting buyers with information, resources, and down payment assistance programs. The project’s completion demonstrates how strategic partnerships can increase access to quality housing and create new pathways to homeownership.
The story is ultimately about 21 families who purchased homes, invested in a neighborhood, and now have the opportunity to build equity and create lasting financial stability. It also illustrates what can happen when organizations bring complementary strengths together around a shared goal. As housing affordability remains a pressing concern, the FORKVIEW model may serve as a reference for other communities seeking to turn homeownership opportunities into outcomes.
