Kaufman & Company, a private investment and holding firm with interests in real estate development, private credit, venture, and structured finance, has announced a major expansion of its partner portal, BridgeStar.ai. Previously limited to the closing and funding workspace for borrowers and funding clients, BridgeStar now serves as the single point of engagement for every type of partner across the firm's family of ten operating companies.

The expanded portal organizes partners into eight distinct tracks, each tailored to the specific workspace and documents relevant to that relationship. These tracks include borrowers and closing clients, advisory clients, contractors and trade partners, land owners and brokers, employers and institutions, municipalities and community partners, residents, and startup founders and portfolio companies. Each track routes partners to the appropriate tools and resources, ensuring a customized experience based on the nature of the engagement.

For example, borrowers and closing clients can manage bridge loans and other funding facilities from start to finish, while advisory clients can access Kaufman Real Estate & Consulting engagements, capital stack reviews, and feasibility work. Contractors and trade partners, including general contractors, subcontractors, architects, engineers, and suppliers, have a dedicated space. Land owners and brokers can bring sites or acquisition opportunities, and employers and institutions can support workforce housing partnerships with health systems, school districts, and large employers. Municipalities and community partners, including entitlement officials, planning authorities, and nonprofit partners, can connect without requiring an account. Residents of Kaufman & Company communities, including Convivium Living, DK Homes, and workforce housing, can pay rent, request lease renewals, and submit maintenance requests. Startup founders and portfolio companies within Kaufman Ventures can access resources related to AI infrastructure, robotics, data centers, modular construction, and 3D printing.

All new accounts follow a consistent four-step path: Reach Out, Get Matched, Work Inside Your Workspace, and Stay Connected. This ensures that each partner's BridgeStar workspace is built around how that engagement actually works, rather than a generic intake form.

The new client-facing features go beyond the original closing and funding workspace, which remains live for borrowers and funding clients with Documents, Checklist, Sign & Notarize, and Funding & Payments. Added features include a Deal Timeline that provides a chronological record of milestones from onboarding through closing, a Track Record page showing current and past deals along with references, Draw Requests for submitting and tracking milestone or CapEx draws, a BridgeStar Score that offers a live status snapshot computed from BridgeStar-reviewed records, Parties & Contacts directory for routing closing communications, sensitive information redaction tools, SMS notifications for sign-in codes and funding release alerts, a Help Desk with FAQ content and a ticketing system, Jeeves (an AI concierge) to answer questions about a deal, self-serve account creation subject to approval, notarization scheduling including virtual sessions, and resident tools for rent payment recording and lease renewal requests.

On the administrative side, Kaufman & Company's BridgeStar Admin Panel now includes an Overview, Deals, Access Requests, Messages, Track Record management, a site-wide Activity Log, and a Security panel. New administrative functions include Client Funds Status, which stages a deal's funds at BridgeStar's holding account internally with a per-deal toggle to reveal it to a client when ready, Pending Access Requests for approving self-set-up accounts, a Send a Message tool for updates to any deal's client portal users by notification and email, a site-wide Activity Log tracking logins, client submissions, review decisions, account changes, deal status changes, and internal messages, Internal Accounts requiring MFA for every staff login, and Recent Security Activity logging logins, lockouts, MFA failures, password changes, and sensitive actions such as funds released, each triggering an email alert.
