This design gave Vail its charm but limited the number of homes built directly on the snow. Additionally, Vail Mountain sits on national forest land, with the ski company operating as a long-term leaseholder. This means homes cannot be built on the slopes, unlike at resorts such as Deer Valley, where private land allows slope-side residences. All residential building in Vail is confined to a valley strip roughly seven miles long and less than a mile wide, creating a fixed ceiling on true ski-in/ski-out inventory.

To address this scarcity, Vail Resorts operates three signature clubs at Golden Peak, Vail Village, and Lionshead. These clubs function like country clubs for skiers, offering family lockers, ski valet, boot drying, breakfast, and occasional early mountain access. Demand is high, with waiting lists of around seven years. For many buyers, a club membership provides much of the convenience of ski-in/ski-out without the address. More modest options include a la carte services and seasonal ski lockers, complemented by the town’s free bus system, which Gordon describes as running with near-Japanese punctuality.

Proximity to the lifts remains the primary price driver. In a Vail Village base area, Gordon estimates prices at roughly $1.5 million to $2.5 million per bedroom. A few blocks away, prices drop toward $1 million per bedroom, and a two-bedroom condominium in East or West Vail can be found for closer to $1 million total. This range gives Vail diverse entry points and reframes the decision for buyers. Gordon recalls a buyer who insisted on ski-in/ski-out but ultimately joined a club and bought a larger home across the highway, with views and space for guests. "For most buyers, the real trade is not ski-in/ski-out versus ski-adjacent. It is proximity versus the home itself, and the home usually wins," Gordon says.

For prospective buyers, understanding these constraints is crucial. The limited supply of true ski-in/ski-out properties means they command significant premiums and are rarely available. Alternatives like club memberships and ski lockers offer convenience, but at a cost. The free bus system provides a practical fallback, making ski-adjacent properties more viable. As Vail’s inventory remains fixed, buyers must weigh proximity against other desires such as space, views, and overall quality of life.
