For home sellers in Maplewood, New Jersey, the first few days on the market often determine the entire outcome of a sale. Mark Slade, who leads Mark Slade Homes with business partner MaryCeu Nunes, says nearly every listing his team handles follows a strict launch schedule, with offers typically arriving within days of the first open houses. That schedule carries added weight this fall, as inventory has climbed. Maplewood reached 27 active listings plus one in attorney review, and South Orange jumped from 14 to 20 in a single week. More options help buyers, but for sellers, increased competition leaves little room for error.
Under the team’s SMART RE-SULTS™ Listing System, a home goes live online as “coming soon” on a Friday, with showings starting six days later. That gap is deliberate: it allows the listing to spread across real estate websites, gives sellers extra days to finish closets and garages, and lets the team make adjustments. “Sometimes I have to go back and reshoot certain things,” Slade says. Showings open the following Thursday with a broker open, followed by public open houses on Saturday and Sunday from 2 to 4 p.m. By the Tuesday after that weekend, the team is typically receiving offers and working toward a contract. Slade estimates that 99% of his listings launch this way. The lead time is often underestimated. “We have learned that when you list too close to the first showing day, some people have already made their plans for the weekend and they can’t come out,” he says. Those buyers call on Monday, Tuesday, or Wednesday asking if the home is still available. “Most of the time we have to say, no, sorry, you missed it.”
Slade tracks each town weekly with his hyper market index, which compares the number of homes under contract to active listings. A reading above 1.0 means more homes are going under contract than sitting on the market. Maplewood was at 1.1 in the last week of August, slipped to 0.9 in early September, then fell to 0.4 and 0.3 as listings grew and fewer homes went under contract; it has since bounced back to 0.6. Slade points to one price band as the main cause: between Maplewood and South Orange, 15 listings are priced between $1 million and $1.25 million. With mortgage rates back above 7%, buyers in that range have more to compare and are moving more cautiously. Slade calls it “a long jam for that price point range.” Being the only listing in town can work in a seller’s favor, but being one of 15 similar listings works the other way. “When there’s that many listings, it actually does work against us,” he says. “Buyers can be that much more discerning.”
A quiet first weekend is not the end of the story. Slade says he has seen multiple offers arrive three and four weeks after a listing went live. A second or third weekend of open houses also puts the team in front of more buyers and future sellers. The real checkpoint is 28 days. After four weeks, the team talks with sellers about adjusting the price. “We politely call it reposition the price, which is really just a price reduction,” Slade says. In most cases, the team relaunches the home entirely, with a new MLS listing number and rearranged photos so the property looks fresh to buyers who may have scrolled past it.
